As with any industry, we know there are many terms and phrases that can be difficult to decipher. This is why we have compiled a list of key terms and words that you may want to know the meaning of below.
Questions about Finance

You may be eligible for government assistance to help you buy your first home, subject to specific conditions including but not limited to:
- you are over 18 years old
- you do not currently own any property or land
- you have been contributing at least the minimum amount to your KiwiSaver for 3+ years
- you agree to live in your new house for at least 6 months
The first home buyers grant can be up to $10,000 per person or $20,000 for a couple. Terms and conditions apply, speak to our team to discuss any government grants that you may qualify for when building your new home.
During the design phase of your home, there may be a pre-consent deposit required to cover draughting costs.
This amount is taken off the contract price if you decide to build with your Jennian Homes franchisee.
Upon signing the contract a deposit of at least 10% of the contract price to build your home is required for work to commence.
A construction loan differs to that of an outright purchase and settlement of an existing property and requires specialist knowledge. There are different types of construction loans depending on the type of New Build you choose. The key is to talk to a specialist in construction lending before you commit so that you do not get caught short during your new build.

The cost of building a new home will vary from region to region and can have many depending factors such as home design, building materials chosen, site conditions and features specified.
- Prime Cost Items include items that haven't yet been chosen such as fixtures and fittings - so a base sum is allocated for these.
- Provisional Costs are for items that may proceed but are not yet a certainty or have unknown costs such as decking and landscaping etc.
- Variations may apply if at any time changes to the scope of work are made after the contract has been signed.

This will depend on the nature of the alterations, as they can affect the Council approved plans.
Non-structural changes are usually no issue and can be achieved with a variation to the original contract, but may require new plans to be drafted. Variations will also often result in additional costs to your original contract, so make sure you set aside enough in your budget for any variations.

While two home plans may have the same floor plan area, there are many factors that otherwise determine the final price. Design components such as the layout of the home, exterior cladding, window area, roof style, structural support, and even storage needed, all contribute to the cost of the build.
Floor plans with a significantly larger floor plan area will inevitably be likely to cost you more. The price may also depend on the location you wish to build in as different materials and labour can factor into the cost, based on supply and demand.
Start with making a list of what your must-haves and what your nice-to-haves are - this will help you stay within budget and determine what is more important when it comes to physical aspects of the house.
The first thing to consider is the orientation and position of the house, how might you best take advantage of views, privacy, or sunlight? Next, assess your floorplan to ensure it has things like indoor/outdoor flow, open plan living, and plenty of storage if that is something you require. And finally, you'll want to look into style-related elements that affect construction, e.g. the size of your windows. Things like fittings and fixtures can often be changed as the build progresses.
It's important to check if a title has been issued to a lot of land you're considering purchasing. See the difference between a titled and untitled lot to see which may be right for your move:
Untitled Lots are:
- Not connected to services such as water and electricity
- Often undeveloped for building and/or have no/limited site access
- Without a Certificate of Title, which may take longer to obtain
- Often cheaper than titled lots
Titled Lots are:
- Usually in an established suburb
- With a Certificate of Title, which means building can begin once building consents are given
- Often connected to services such as water and electricity
- Often developed, ready for building and have site access
- Sometimes under covenants that may restrict the use of the land, or limit your build
We want to help take a weight off your shoulders when it comes to moving house, so we have put together some things you'll need to consider.
First it is a matter of choosing the location that best suits you and your family, whether this be down the road or in an entirely different region. Think about what amenities you'll need close by such as schools, shops, and your workplace. You'll also need to come up with a budget for moving; for things like moving companies, real estate fees, cleaning fees etc. Don't forget to make time to go through and donate any belongings you no longer need, and organise a moving calendar - which will be made much easier with our Moving Checklist.
This it completely dependent on your circumstances and budget. It's important to consider if it's feasible to handle the move yourself; think hiring trucks and trailers, how much stuff you have to move, buying packing materials and equipment, how much time you have, your physical ability, and if you can recruit friends and family to lend a hand.
If it is within your means to hire a professional, that may be the most practical option.

Glossary and Key Terms
36-Month Defect Warranty
Jennian franchisees offer a truly industry-leading 36 Month Defects Warranty exceeding the industry standard of 12 months. This means if you notice any building defects within 36 months after your home build is completed, Jennian Homes will ensure they are fixed.
Balustrade
A barrier that is intended to stop someone from falling from a significant height. Often used internally for staircases, and externally for balconies or pools.
BCA
Stands for Building Consent Authority. These are regional authorities or a private body that has been registered by the Department of Building and Housing. They can issue building consents, conduct inspections during construction, and issue code of compliance certificates.
CCC
Stands for Code of Compliance Certificate. This is issued by a BCA at the completion of the building work, confirming all work complies with building consent.
Cladding
A kind of material coating the exterior of a building.
Completion Promise
Unique to Jennian Homes, we have a 100% Completion Promise. This means we can guarantee that your home will be completed as defined in your Registered Master Builders Residential Building Contract.
Conveyancer
A person who manages the legal process of moving land or property from one owner to another.
Covenant
A building covenant is an agreement; a set of rules and restrictions that govern how a property can be used.
Draughtsperson
This is someone who works as part of the construction team and specialises in producing technical drawings of buildings and infrastructure.
Eaves
External part of the roof that protrudes or overhangs from the edge of the building walls.
Fascia
This is an architectural term referring to the panelling that runs beneath the edge of a roof on a building. Its purpose is to cover the space between the roof, eaves, and wall, providing a more neat finish.
Foundations
This is the structure that supports a building; for example, piles, piers, or footings. The purpose is to evenly distribute the load of the structure across the earth.
HLP
Stands for House and Land Package. You may also see this written down as H&L Package.
Joists
These are parallel beams of timber, concrete or steel for supporting floors or ceilings.
KDR
Stands for Knock-Down and Rebuild. This is an option where you love the land you're living on, but would like to knock down your current dwelling and either rebuild or subdivide and rebuild.
LBP
Stands for Licensing Building Practitioners, is a system for the building industry that covers designers and tradespersons.
LIM Report
Stands for Land Information Memorandum. It is a report issued by the local city council, providing a summary of all the information that district has on file about that land and property, including zoning information and boundaries.
LVR
Stands for Loan to Value Ratio. This is a measure of how much the bank can lend for the mortgage of a property, compared to the value of the property.
Master Builders Guarantee
As Registered Master Builders we offer complete peace of mind with 10 years guarantee on all our home builds.
POA
Stands for Price on Application.
Prime Cost Sums
A Prime Cost Sums is an allowance calculated by the Quantity Surveyor for customer material selections that are not known yet (e.g. bathroom fittings).
Provisional Sums
A provisional sum is an allowance included in a fixed price construction contract for an item of work that cannot be priced by the contractor at the time of entering the contract (e.g. decks, landscaping).
PQS
Stands for Professional Quantity Surveyor. They manage costs and legal processes of the building project.
Resource Consent
This is a consent issued by a Territorial Authority to be able to use the land in a way that is not a permitted activity under a council or district plan. Resource consent will be needed when a building project will contravene a permitted activity, for example, wishing to locate a building closer to the boundary than permitted.
Solicitor
A lawyer that can provide conveyancer services and is legally qualified to practice property law.
Turn-key
A 'Turn-key' is a House and Land Package where the home is completed and ready to be moved into - a process as simple as turning the key to the front door of your new home.
